Massachusetts licensing laws require prospective agents to take a 40 hour class. There are live classes available through approved licensing schools and there is now online options available below. In our opinion live classes provide for a better learning experience however with peoples busy lives we find that online classes are becoming a popular way to quickly get your license and allow you to take classes at times that fit with your busy life. Class prices vary from school to school but will typically range from $250-$350 for the class. Following completion of the class you will receive your certificate of completion from the real estate school which will allow you to book and take the licensing test which you must pass both the state and national parts of the test with a 70% or better score. You will have 4 hours to complete the test. PSI has test centers in Auburn, Charlestown, Fall River, Lawrence, and Springfield which you can book and take the test depending on availability to meet your schedule and time constraints. The cost for the test is $85. Upon passing the test you will receive your license immediately and must pay the cost of the license fee which will range in the $103-$154 range depending on your birthday since your license will be prorated to allows renew on your birthday. If you fail one or both portions of the exam you can retake it as soon as you want to book the retest and will be required to pay a retest
fee of $54. If you fail you will be provided with a report telling you how you scored in each area of the test to help you determine where you need to study more. Once you pass you are ready to embark on your new career and the next step is joining a brokerage. The brokerage world is more diverse than you would ever expect and there are broad ranges of compensation packages, support, training, tools, and costs involved with each. At minimum you will need to plan on investing some additional money in your new career for Realtor board dues, your MLS fees, business cards, etc. We always tell new agents to plan on spending another $1,200-$1,500 min in their first 6-12 months however as you look to grow your business we always tell agents who are growing their business that a good baseline for their business is to always invest 10-15% of the gross income back into their business to grow their leads and marketing so that they never run dry of business and are constantly growing.
